Useful documents include the offer to purchase, mandate, title or property details, bank correspondence, bond status, suspensive condition records, proof of payment, undertakings, and communication with agents or conveyancers.

Identify the transaction stage. A matter at offer stage is different from a transfer delay, a breach notice, a guarantee dispute, an occupation problem, or a cancellation threat.

Clarify who acts for whom. A transferring attorney may not advise every person in the transaction. Independent advice may be needed if your interests are not aligned with the role-player currently communicating with you.

Property matters often turn on dates and conditions. Mark finance dates, occupation dates, guarantees, clearance issues, breach periods, and transfer milestones before requesting advice.
